Construction begins at Bargates regeneration project

Local housing associationAster Group has started building its largest delivery of new homes on the site of the former magistrates’ court, police station, car parks and disused land in the Bargates area of Christchurch, Dorset.

The 169-home regeneration project on this brownfield site represents a major and long-anticipated milestone for the area. The first phase of construction includes building the main access road, installing essential infrastructure across the site, and beginning foundation work for the new homes.

The development will transform the area into a vibrant new neighbourhood, delivering a diverse range of housing options, including:

  • 23 homes for affordable rent
  • 15 homes available through shared ownership
  • 15 homes for discount sale
  • 77 homes for purchase on the open market
  • 39 age restricted sheltered accommodation.

The new neighbourhood will feature a variety of one and two-bedroom flats, as well as houses ranging from two to five bedrooms. Residents will benefit from gardens, communal landscaping, 185 parking spaces, and flexible commercial/community space. Additionally, a new road connecting Bargates and Barrack Road will provide vehicle access to the homes and a through route for pedestrians and cyclists.

Aster Group is committed to supporting the wider community of Christchurch. As part of the development, over £1 million will be contributed through the section 106 agreement towards education, highways works and improvements to existing local open public spaces.

Amanda Williams, Chief Investment Officer at Aster Group, said: "We are thrilled to finally begin building these long-awaited homes at our Bargates development. It’s been over a decade in the making but our team have worked tirelessly to bring this collection of homes to a reality.

“We’ve remained committed to this site as the project represents a significant investment in the Christchurch community. With our partners we’re going to be transforming this derelict brownfield site into a much needed and thriving residential area with a range of homes to suit those needing affordable and private accommodation. Despite the delays we’ve faced, we remain dedicated to delivering these high-quality homes and supporting the local area through our contributions."

The first homes are expected to be ready in summer 2026.
