What is shared ownership?
Shared ownership is an innovative approach to buying your first home, as it provides you with the opportunity to purchase a portion of the house and pay rent on the other part. By reducing how much money you must borrow for a mortgage, this scheme makes homebuying more achievable and cost-effective.
Do I need a deposit when buying with shared ownership?
Absolutely, you must put down a deposit when purchasing with shared ownership. The amount may differ depending on the size of your share, but deposits usually start from 5% of the share you purchase.
Who is eligible for shared ownership?
Shared ownership is a great choice for those who are not able to purchase their own property in full. This provides them with the chance to become homebuyers and enter the housing market.
However, specific requirements must be met before taking advantage of this type of investment:
In order to be qualified for this program, you must fulfil the following criteria: permanent UK residency, an annual household income of no more than £80k (or in London—£90k), and a proven capability to make ongoing monthly payments. Additionally, it is required that you do not own any other property at present.
What costs should I budget for when buying a shared-ownership home?
There are costs that will need to be paid, just like any other
move. These include:
● Solicitors’ fees
● Mortgage survey fees
● Stamp duty
● Mortgage arrangement fees etc.
A more detailed list of fees to consider can be found here.
Your responsibilities and ongoing costs when buying a shared ownership
Before committing to shared ownership, you must factor in the various costs associated with buying a property. Mortgage payments and service charges are unavoidable expenses while ground rent instalments need to be considered as well. Additionally, do not forget about additional upkeep such as maintenance or insurance that will affect your budget over time.
Some properties, depending on the terms of your lease, will come with a £500 repairs allowance per year, for the first 10 years. It’s designed to cover the cost of repairs to things that shouldn’t be faulty in a new build home.
This allowance is specifically designed to cover the cost of repairing fixtures and fittings that shouldn't be faulty in a new build home, such as those that supply water, gas or electricity, heat your home, or support the structure of the building, including sinks, baths, pipes, boilers, radiators, windows, doors, and walls.
It's important to note that the repairs allowance does not cover the cost of installing other fixtures and fittings, such as kitchen cabinets, beds or sofas, or the cost of installing appliances that use your gas, electricity or water supplies, like ovens or washing machines.
Additionally, any repairs covered by the building warranty or any other guarantee are also excluded.
Please keep in mind that the repairs allowance is only applicable to certain developments and in some instances, certain homes.
For more information about this allowance, please visit our page detailing repairs to shared ownership properties which you can find by clicking here.
You are in charge of all your utility costs such as electricity, gas, council tax, and water rates.
The amount of your monthly mortgage payments will be determined by the loan size and current interest rates.
You will pay a competitive rental fee for your portion of the property. Whilst we insure all buildings and cover any associated costs with service charges; you must obtain insurance coverage for personal belongings and other home furnishings from the day that you move in.
If you purchase a flat or maisonette, it's important to note that you may be subject to ground rent and service charges as per the lease. These costs will usually cover maintenance services of shared areas in the building such as gardens, car parking lots and other communal spaces. Other homes including houses may also have service charges applicable. Before making your final decision on purchasing property, make sure you have all relevant information regarding these fees from us.
