Some properties, depending on the terms of your lease, will come with a £500 repairs allowance per year, for the first 10 years. It’s designed to cover the cost of repairs to things that shouldn’t be faulty in a new build home.

This allowance is specifically designed to cover the cost of repairing fixtures and fittings that shouldn't be faulty in a new build home, such as those that supply water, gas or electricity, heat your home, or support the structure of the building, including sinks, baths, pipes, boilers, radiators, windows, doors, and walls.
It's important to note that the repairs allowance does not cover the cost of installing other fixtures and fittings, such as kitchen cabinets, beds or sofas, or the cost of installing appliances that use your gas, electricity or water supplies, like ovens or washing machines. 

Additionally, any repairs covered by the building warranty or any other guarantee are also excluded.

Please keep in mind that the repairs allowance is only applicable to certain developments and in some instances, certain homes.
